Investments & Acquisitions
Combined Properties has acquired and developed commercial properties for use as office, R&D, manufacturing, warehousing, distribution, retail, medical and residential facilities. Over the decades, Combined Properties has earned a reputation for flexibility and reliability in bringing even the most complex acquisitions with intricate tax, zoning or environmental factors, to a successful close. We have the necessary experience to structure a deal that works for all parties involved. An example is the repositioning of a retail strip in the center of Malden which CPI purhcased and improved with new amenities and a new facade, which quickly resulted in 100% occupancy. Another example is the 160 Pleasant St Apartment community in Malden Center which Combined Properties built on the site of two obsolete office buildings.

Development
With building types ranging from suburban corporate campuses like Centennial Park, Peabody, to downtown retail centers like Centre Street in Malden, and with uses including R&D, technology, and health care, Combined Properties’ has experience surmounting developmental hurdles. We are actively engaged in market research in order to develop properties that meet the demands of current needs. We take into consideration the functional, aesthetic and economic needs that our buildings may serve. Combined Properties takes great care in customer selection. We understand that the process of leasing any size space is typically one of the most important decisions a prospective customer will make. Our leasing professionals work hand-in-hand with every prospect to ensure that the optimal match is achieved. We conduct in-house leasing supplemented by outside professionals as necessary.

Planning and Architecture
Combined Properties undertakes a comprehensive planning process for all projects, whether it is planning for new development on a speculative basis, building to suit, or the redevelopment of existing structures. Budgets, aesthetics, permissible land use, functional needs, long-term maintainability, safety and security concerns are all taken into consideration. Our planning professionals examine past, present and possible trends associated with the goals of our customers, current market needs, and the requirements of the communities in which our properties are located to ensure that each project meets immediate needs and will be viable for the future. Working with our in-house Project Architect, we select the right team of architects to meet the high functional and aesthetic standards we demand. The firms we work closely with have a high level of expertise and will create the best possible space for each specific challenge.

Permitting and Approvals
Combined Properties appreciates the importance of understanding the communities in which we own and develop property. We communicate frequently and have good relations with public officials in these areas. We regularly work with the multitude of federal, state and local laws and regulations governing real estate development and use. We are experienced in matters relating to wetlands, rivers, air and water quality, traffic and parking, zoning, historical restrictions and environmental regulation. Our experience in this area has allowed us to establish excellent working relationships with public authorities and agencies.

Financing
Combined Properties has decades of experience with structuring real estate financing. Our capital structure is conservative with low debt, thus, our relations with lenders have been strong and we have been consistently successful in obtaining financing for projects. As our tenants are from a broad specturm of industries, our exposure to adverse economic conditions in any one particular industry is low. Our proactive lease renewal program has helped us maintain strong occupancies with laddered lease maturities. Because of our customer-first philosophy, we help our customers finance tenant improvements.

Construction
Combined Properties works with planning, engineer and architectural firms to create and manage construction schedules, activities and budgets in accordance with our customers’ business needs and aesthetic desires. Regardless of size or condition, we are prepared to handle the project be it office, R&D, industrial, warehousing, distribution, retail, medical or residential facilities. We will do it all - from the ground up – to refitting a 1,000 square foot office. We bring years of experience as property managers to each project. We place strong emphasis on minimizing disruption to daily business operations during the implementation of all projects. We ensure the highest level of expertise for all projects.

Environmental Management
Development projects with environmentally challenging elements are of interest to us. Combined Properties has years of experience working with brownfields redevelopment and has expertise in both land and water use. We can obtain permits and special approvals and work with professionals from the environmental fields to ensure that any development or redevelopment project is carried out with attention to detail and by code.
